This has led to a sharp decline in property prices, which went from being significantly overinflated to levels so low that they now represent a genuine investment opportunity for foreign individuals and businesses.

With uncertainties about Spain’s financial stability in international markets now resolved, interest in the real estate sector is resurging, and we are gradually witnessing a growing number of individuals and businesses looking to purchase properties or engage in real estate development in our country.

A clear reflection of this trend can be seen in reports such as the one from the General Council of Notaries, which stated that housing transactions surged by 45.5% in the first quarter of 2014, with sales to foreign nationals accounting for 19.4% of the total, representing a 27.2% increase compared to the same period in 2013.

Despite the attractive investment opportunities in this sector, it is crucial to acknowledge the potential risks involved, as purchasing a property often represents a significant financial commitment for our clients.

A particularly serious example is the case of Chiclana de la Frontera, where estimates suggest there are over 40,000 illegal homes. Many of these properties are surrounded by seemingly problem-free areas but are, in reality, ticking time bombs, potentially facing demolition by administrative or judicial action—turning a dream home into a nightmare for its owners.
